I have my eye on this place in a safe neighborhood and the landlord told me I can pay the application fee and pay the security deposit to hold the place. But I have been so many horror stories about people not being approved and then not immediately receiving back their security deposit.

So how long does it take to be approved after paying the application fee? Then I figured if I am approved I can then proceed with the money that's required to get the apt.

How long did they tell it you it would take? They're the ones you should be asking, not us.

If they require you to put down money to 'hold' a place while doing the app and background check, then that's what you have to do. I suggest you get everything in writing and understand whats refundable and what's not. If you're approved and then change your mind, you won't be getting a dime back. If they don't approve you, you'll get back something...not 100%, but something.

Why would I only get something back and not all of it if I;m not approved?

the money you pay for the app/background check are non refundable...the fee that you pay/paid to 'hold' a place is. Just make sure you have that in writing and alway get a receipt.

He said the application fee is $22.00 and that I would give one month rent to hold the place. I was just trying to see is it possible to pay that application fee get approved and then proceed with the rest after that.

I don't think I am going to find another place closer to my job for the amount of rent this place is so I want to act fast.

Again..why are you asking here? Ask him!

He already told you want he wants up front, I'm guessing he won't take less...but you could ask. If you want to act fast, get your butt over there today and pay the man. I suggest you bring a money order or cashiers check for the app fee and the holding fee (use two checks)

I plan to ask him on Monday. I was going to get a money order for the application fee and a bank check for the one month rent to hold

How long does it take for an application to be approved? I've rented for the past twenty years in many different states. I've had apartments approve my application within two or three business days. One time it took a week to wait. I finally called to ask the apartment management office, and they said there were just waiting on my employer to fax back job/income verification.

Many rental companies have policies that take applications on a first-come, first-served basis. If the first person to submit an application does not qualify, then they process the second application in order. If the second person qualifies, then they hold-off with the rest of the completed applications. If the second person declines the place, then they process the third application. If the third applicant qualifies AND signs the rental contract with payment, then the fourth and subsequent applications all get their application checks returned uncashed.

I wouldn't pay an application fee unless I was guaranteed that I could rent the place if I met all of their screening criteria. And I would only pay a security deposit AFTER being approved. They typically want you to sign the lease & pay the deposit within three business days of being notified of approval. Otherwise they could give your place to the next qualified person who wants to start paying rent to them.
